Package 1, connecting IT City Chowk to Ambala, is scheduled for completion by 31 March 2026.
The Rs 15,253 million project, under the central government’s Bharatmala Pariyojana initiative, is designed to reduce congestion on Mohali’s Airport Road while providing a high-speed route from Chandigarh to Kurali, Himachal Pradesh, and Jammu & Kashmir.
Initially proposed as a 40 km Kharar-Banur-Tepla road, the project was scrapped in 2019 due to high costs and later restructured. A Maharashtra-based firm was awarded the contract in October 2022.
Development faced challenges, including an eight-month delay in 2021 owing to landowner protests over compensation. Following negotiations, NHAI increased payments in some areas from Rs 2.4 million to Rs 41.8 million per acre, allowing construction to resume smoothly.
Real estate analysts predict that the Greenfield Expressway will transform Mohali’s infrastructure and property market. Areas such as IT City, New Chandigarh, Kharar, and Kurali may see property values rise by 15–25 per cent, driven by improved connectivity to the airport and industrial zones.
With Package 2 on schedule for a November opening, the expressway is set to enhance commuter convenience, streamline logistics across Punjab, Himachal Pradesh, Haryana, and Jammu & Kashmir, and stimulate regional economic growth.
